While most homebuyers choose our turn key services, there are some that choose to build their own home. They do the work they are skilled to do and subcontract the rest. Buying a manufactured home from A-1 Homes using our unique FACTORY GATE™ purchasing program puts the home buyer in the driver’s seat from day one and offers savings as well.
Being the General Contractor on a home building project is not easy, but for those that have the knowledge, will and patience to take it on, it can be a rewarding experience. Here is how the program works:
Unlike the so called "Internet Dealers," you will be able to select your home from among more than 170 plans representing 4 different home building factories.
Click on the "Floor Plans" tab at the top left of this page to see our current catalog of floor plans. To receive a FACTORY GATE™ quote for the home of your choice, just copy and paste the model name and number into the “Contact Us” form. The "Contact Us" form is found as a drop down button under the "Our Company" tab at the top right of the page. Be sure to fill out the form completely, paste or enter the model name and number on the form, enter any additional questions you wish and submit the form. You will receive your quote within 24 to 48 hours by email.
When you choose to go ahead with the next steps, you will visit with one of our Lifestyle Design ™ specialists to answer your questions and assist you with choosing colors and options or upgrades as you see necessary. At the same time we will gather information about your home site or the area where you wish to locate your home. A supplemental quote will be prepared for you to include your options and upgrades, along with an estimated delivery and installation quote.
When you are ready to proceed with building the home you design, you will be asked to place a good faith deposit of $1,000.00 for us to activate the program for your home. Once the home design is completed and your cash purchase money is available or, your construction loan is ready for funding, we will arrange ordering your home. At the time of delivery, the $1,000 will be deducted from the price or refunded to you depending on the financing arrangement.
Being the General Contractor for your own home project, means that you will arrange your own financing. As a service to our clients, we can provide you with a list of lenders that specialize in Manufactured Home loans. You will transact your business directly with the lender you choose. We will provide your lender with all necessary information about your home selection on request. For home buyers utilizing the FACTORY GATE™ program, A-1 Homes does not participate in the site selection and acquisition process. At the same time, A-1 Homes will provide a list of land developers, investors and sellers for its clients. It is suggested that once you have been prequalified for financing and have secured either a model home or a building design that you begin your site search in earnest.
Since FACTORY GATE™ buyers see great savings on their purchase by being their own General Contractor, A-1 Homes does not participate in preparing the site, clearing trees, building driveways, installing culverts, installing septic systems, drilling wells, connecting utilities, building foundations, etc. It is strictly a buyer responsibility to manage preparing the site.
A-1 Homes Fort Worth, as a Texas Retail Licensee, includes delivery and installation with your new home. The fees associated with delivery and installation vary depending on the size of your home, the distance to your home site and the amount of work required to site your home and complete the installation. It is for this reason that the FACTORY GATE™ home price and the delivery and installation are quoted in two separate components. The FACTORY GATE™ home price is a fixed price to the factory gate. The delivery and installation will be estimated based on the information we collect during the Home Selection and Design phase, described above, but the final cost quote will require an inspection of your site before a final figure may be constructed to include both the home and the delivery and installation.
It is the home buyer’s responsibility to determine which, if any, air conditioner, deck, skirting, etc. will be installed on their home and arrange for the installation of each. A-1 Homes will provide advise to you about availabilities and options and will provide you with a list of vendors that handle the accessories you require.
The factory that builds your home is responsible for service as required by the warranty. A-1 Homes warrants the installation of your home and will deliver whatever service is required under that warranty. Accessories are to be serviced by the vendors supplying them. A-1 Homes will always be available to assist you in obtaining solutions to all of your service needs after the home is picked up at the Factory Gate and installed on your home site.
