When the Manufactured Housing Standards Act was
passed by Congress in 1976, the designation "Mobile Home" was given to factory built
homes manufactured prior to the act. Since the act substantially improved standards
for building homes in a factory, Congress determined that the name, "Manufactured
Housing (Home)" would be used to designate factory built homes manufactured under
the new law (since 1976). With the passage and implementation of the act in 1976,
"Mobile Homes" were no longer built. The United States Department of Housing and
Urban Development was given authority over the construction and installation of
Manufactured Homes by the new law mentioned above. HUD enacted the "HUD Code" to
implement its authority. Manufactured Homes are also referred to as "HUD" homes.
A home built off-site in a Texas factory that
is built to the standards of the International Residential Code (IRC) and that is
required to be installed on a permanent foundation is commonly referred to as a
"Modular Home". Other building codes to which modular homes bust be built include:
1) National Fire Protection Association-National Electrical Code; 2) International
Building Code; International Fuel Gas Code; 3) International Plumbing Code; 4) International
Mechanical Code; and, 5) International Energy Conservation Code. Modular homes,
also known in Texas as "Industrialized Housing," may not be prohibited by municipalities
as long as the modular home meets the particular zoning requirement for the neighborhood,
such as % masonry, square feet, etc. Other requirements may come from Homeowner
Associations that require certain styles or designs of homes. Industrialized Housing
or Modular Homes are labeled with a distinctive serialized Blue Star with white
lettering. The Blue Star Label is permanently attached to each module of the structure.

credit will enable you to get a mortgage is for you to take advantage of our free,
no obligation pre-qualification opportunity. Click
